Home Loan up to 150% with Furniture & Fixture Component
Some banks offer a furniture and fixture (F&F) component as part of a home loan, usually structured as a separate tranche linked to the main loan.
Example with f & f component:
property priced- ₹1 crore
loan requirement-₹75 lakh, registration may be done for ₹50 lakh instead of 1 cr.
loan disbursed in two tranches—₹50 lakh as the base home loan and ₹25 lakh under the F&F portion.However, total loan-to-value (LTV) can’t exceed 75–90% of the market valuation (depending upon bank & loan slab).
By splitting the loan into two parts, the property registration value can be kept lower while still availing the full eligible loan amount.
This structure can help reduce stamp duty liability for the buyer and may also offer tax-planning advantages(capital gain tax) to the seller, subject to applicable laws.
